In Silkeborg, Henton Ejendomme is mostly known as the company that developed the Papirfabrikken (Paper Mill) from a disused factory area to a modern district with commercial leases, restaurants, cafés, a hotel and cultural events. It is one of the milestones of the company’s 25-year history but today, Henton’s main activity is the management and provision of properties just as the company is also involved in the development of property projects in many sites in Jutland.
Henton Ejendomme is characterised by a small, dynamic organisation with 10 employees. Experienced estate agents handle the day-to-day contact with customers and partners just as the the company in the organisation has hired property administrators and caretakers. Originally, the company was set up by Kent Madsen who still owns one-third of the company through Henton Group A/S. Through the years, the group of owners has been expanded by Plh Holding that also owns a third of the company while Leda A/S and Difko A/S own 16 per cent of the shares each.
In today’s property market, Henton Ejendomme has found a niche where the company uses its experience, know-how about provision, management and development as well as the network created by the company over the past almost two decades. An example of a task completed on behalf of an external customer is Søhuset A/S in Silkeborg, a property with 25 residences, two office leases and six shop leases. The property was taken over by a group of investors as a project in default with empty leases. Henton Ejendomme has handled the overall management of the project, including administration, caretaker services, residence leasing and estate agent services and as a result, Søhuset is fully leased today.
Own projects for Henton Ejendomme include Fyrretoften in Vejle where the company has handled site development and sale of parcels with 24 detached house sites sold through the Danbolig estate agents in Vejle. The project’s next phase is the sale of sites for high-density/low-rise housing, a total of approx. 35 residences. In Haderslev, Henton Ejendomme and Ny Hansborg A/S handled residential housing at the harbour front, construction of a 5,000 square metre job centre built for the municipality and sold to a pension society. In Viby, Henton Ejendomme handled the construction of 104 flats on Sønderhøj of which 74 were sold to a pension society while 30 flats were sold to private owners and small investors.
Thors Bakke in Randers is another fine example of what Henton Ejendomme can offer. Henton owns one-third of Thors Bakke K/S, and together with the two other owners, KPC and Property Partner, Henton has constructed a commercial property of 6,000 square metres leased to a cinema, accountant, fitness centre and restaurant. The same project includes residences and the construction of a health centre by Randers Municipality just as a shopping centre is planned on the rest of the site.
